Save Property Occupancy Costs

At a time of recession how many businesses have looked at the cost of operating property?

The cost of occupying property for most businesses is second only to wages, and so much money is being wasted as reported from research carried out for the Royal Institution of Chartered Surveyors.

So, if costs have to be saved how many businesses first look at how to save money in the occupation of the business before they look at redundancies?  I am the first to say that when a business is in financial trouble, with the cash flow being a problem the costs of running a business should be cut both quickly and deeply.  But why do we all knee jerk to look immediately at the people in the business at seek redundancies before addressing other costs like property?

Let’s face it in any business the people are important.  We need to keep our key workers and the best workers, those who are productive and have a ‘can do attitude’ i.e. they make a difference.  In an upturn, finding those people again will be both costly and time consuming, that is if you can find them at all.

Whether you are taking new space or are a tenant already in occupation, checking out what you pay is crucial. The present economic recession has reduced rents by up to 30%.  Landlords cannot afford to leave their premises empty for too long.  They are prepared to do deals.  We at JK Property Consultants LLP can help you achieve the most cost effective terms for your occupation.

Why not do a wealth check on the costs of occupying a property?  Is the rent which is being paid reasonable? Are the business rates the correct amount?  Is the service charge paid to the landlord fair – is the money being spent on your behalf being spent in the most effective manner?  Are you using space efficiently, could you reduce the area of occupation and let off or surrender to the landlord space which is surplus to your needs?  If the cash flow is a struggle, will the landlord accept the payment of rent monthly, instead of quarterly in advance – or in order to keep the space let and revenue producing will the landlord agree a reduced rent, or rent holiday, rather than you vacate and have to pay for the running of an empty building?

Understanding the client’s business needs is what JK Property Consultants LLP do well.  Finding a solution to your problem is something at which we excel.  We can save rent, rates, service charge, insurance costs, renegotiate the terms of your lease, find alternative premises and negotiate a far better deal than you might expect – and it will not cost you a penny, because we will only get paid from the savings we can secure for you.  There is no hidden charge and no deals with landlords or any third parties.  The whole process is transparent, you will see what we save and what we charge for doing so.  In other words, no saving – no fee!
