JK is experienced in assessing the viability of simple to complex mixed use development and regeneration schemes, supported by software and a thorough understanding of the market.
Guidance can be given prior to formulating expensive development proposals. Giving broad advice and guidance at the outset can save time and costs. It allows the choice of options to improve the value of the property asset. As the development progresses through the planning process detailed advice can be provided on the choices available and the impact of each choice on the profitability of the proposal.
Assessment as to the viability of contributions for highway and other infrastructure can be made quickly and an adaptable approach taken, which will assist in negotiation with the planning authority.
JK can also negotiate or support the planning consultant to a successful outcome by providing advice, guidance and the delivery of planning and development.
This is supported in depth through:
- Knowledge of markets, valuation and development appraisal skills and techniques; and
- Application of negotiating skills throughout the planning process to deal with financial viability which might arise from the impact of design or contribution required for S106 and 278 agreements.
