Are the business rates the correct amount?  Is the service charge paid to the landlord fair – is the money being spent on your behalf being spent in the most effective manner?  Are you using space efficiently, could you reduce the area of occupation and let off or surrender to the landlord space which is surplus to your needs?  If the cash flow is a struggle, will the landlord accept the payment of rent monthly, instead of quarterly in advance – or in order to keep the space let and revenue producing will the landlord agree a reduced rent, or rent holiday, rather than you vacate and have to pay for the running of an empty building?
