Instructions to sell were confirmed on the 19 April 2011. Prior knowledge allowed JK, in partnership with the client's solicitor, to prepare all matters required by a purchaser exercising due diligence. By good presentation and creating competition the sale was achieved in time, unconditionally at a price that pleased our client.

Whether you are taking new space or are a tenant already in occupation, checking out what you pay is crucial. The present economic recession has reduced rents by up to 30%.  Landlords cannot afford to leave their premises empty for too long.  They are prepared to do deals.  We at JK Property Consultants LLP can help you achieve the most cost effective terms for your occupation.

Why not do a wealth check on the costs of occupying a property?  Is the rent which is being paid reasonable? Are the business rates the correct amount?  Is the service charge paid to the landlord fair – is the money being spent on your behalf being spent in the most effective manner?  Are you using space efficiently, could you reduce the area of occupation and let off or surrender to the landlord space which is surplus to your needs?  If the cash flow is a struggle, will the landlord accept the payment of rent monthly, instead of quarterly in advance – or in order to keep the space let and revenue producing will the landlord agree a reduced rent, or rent holiday, rather than you vacate and have to pay for the running of an empty building?
